The Highest-Return Project Most Homeowners Overlook — Bestland on WFRV Local 5

Ask most homeowners where to spend money to raise the value of their house and they will say kitchen or bathroom. In September 2025, Jeffrey Pinney from Bestland Garage Door Service went on WFRV Local 5 to point at something considerably cheaper that sits on the front of the house and rarely gets mentioned.

Why the Numbers Favor a Garage Door

Year after year, national cost-versus-value research puts garage door replacement at or near the top of the list for return on investment, ahead of almost every interior project. There are three straightforward reasons:

  • It is a large share of what people see. On many homes the garage door covers a third or more of the visible front elevation. Nothing else that size can be replaced for comparable money.
  • The cost is modest by remodeling standards. A new door is a fraction of a kitchen renovation, so the same dollar of improvement carries a lot further.
  • It is the first thing a buyer sees. Before anyone walks through the front door, they have already formed an impression from the driveway.

What Buyers and Appraisers Actually Notice

Jeffrey pointed out that a tired garage door does not just look dated. It reads as deferred maintenance, and buyers assume whatever they can see is a sign of what they cannot:

  • Dents, rust streaks, and faded or peeling panels
  • A door style that does not match the age or character of the house
  • Grinding or banging during a showing, which is hard to unhear
  • No insulation on an attached garage, which shows up on the utility history
  • A worn bottom seal with daylight or water stains along the floor
  • An old opener with no safety sensors, battery backup, or smartphone control

The Value You Collect Before You Sell

Resale is only part of it. Most homeowners are not listing next spring, and a new door earns its keep in the meantime. An insulated door on an attached garage moderates the temperature in the rooms next to it. Modern openers run dramatically quieter, which matters when there is a bedroom above the garage. And current safety hardware protects whoever is walking under the door twice a day.

Choosing a Door That Actually Adds Value

Not every new door adds the same value. The team walks homeowners through the choices rather than steering them to one product:

  • Match the architecture. A carriage house style on a colonial, a clean flush panel on a modern build. A mismatch reads as an upgrade that missed.
  • Pick the right insulation level. Attached and heated garages justify a higher R-value. A detached storage garage usually does not.
  • Choose the material honestly. Steel for durability and value, faux wood for character, glass and aluminum for contemporary homes.
  • Be deliberate about windows. They add light and visual interest, and they change the security and insulation picture.
  • Coordinate color and hardware. Matching or intentionally contrasting the trim and entry door pulls the whole elevation together.

Do Not Stop at the Door

A new door paired with a fifteen-year-old opener is a half-finished upgrade, and it is the half a buyer will notice on the walkthrough. Battery backup, quiet belt drive, and app control are all standard expectations now. See our garage door openers page.

If You Are Thinking About Listing, Timing Matters

Do it before the listing photos are taken, not after the inspection report comes back. Doors are ordered to size and finish, so there is lead time between the quote and the install. Getting an estimate early costs nothing and keeps the option open.
